Top 10 property must-haves for buyers

Bury Property

Are you looking to sell your home this Spring?  You may want to consider the top features buyers look for when buying a property.

At Whatley Lane Estate Agents, we know a thing or two about buying and selling properties in Suffolk.

Our own experience and a recent survey carried out by GoCompare.com confirm that family-friendly and lifestyle features; such as open-plan living, en-suite bathrooms, bath tubs and connected outdoor living spaces remain top of the property wish-list for buyers.

However, you may be surprised to learn that the Top 10 Property ‘Must-Haves’  for buyers also include;

  • a good mobile signal and broadband connection;
  • close proximity to budget supermarkets;
  • a new boiler and efficient heating system;
  • scenic views.

These findings are backed by our own buying and selling experiences for 2018 and it looks as though they will remain the top 10 property must-haves for buyers in 2019.

Energy efficient and sustainable living also rank high with our savvy property buyers, with central heating, double or triple glazing and security taking priority over open-plan living or the proximity to local amenities and schools.

Integrated home technology is also high on the property ‘wish-list’ for buyers this year, with buyers more concerned with the number of electric sockets and connectivity to multiple devices than they are with period features or wooden floors, although the desire to have 2 toilets remains a high-priority for families.

Advice for sellers preparing a property for sale

To reassure our sellers with properties not meeting all the modern demands of buyer’s; aesthetics, personal preference and presentation will always be important in attracting potential buyers.

Decluttering, decorating and presenting rooms for their intended use allows buyers to visualise the space more effectively, giving them the freedom to decide how to make your property work for their lifestyle.

Emotion and how one feels about a property play an important role in the decision to buy a property. There will always be a high demand for period and characterful properties in Suffolk, especially if their rustic, rural charm can be sensitively integrated with modern features.
