Our Roots & Growth

About Whatley Lane

Our Guiding Principle

We made a conscious decision, early on, to look at traditional estate agency from the outside in; deciding it was not just about location, location, location but contentment is most likely to be found in a well considered home. Fundamental to this is communicating the design and lifestyle made possible by each unique property.

Approaching the business from an unconventional background, meant that we were able to look at all

the aspects of property marketing in a fresh, new light. The people we recruit embody this and share empathy with both the property and the client’s needs.

The office occupies a  prominent High Street position opposite the clock tower and surrounded by 2,500 acres of manicured equestrian training grounds.

Our Suffolk property specialists are local people. We live and bring up our families here. We not only know the towns and villages – we know the people who live there. It means we are often invited to be the first to view a property and as a result, our clients benefit from this first-mover advantage. It’s how we form trust, make lasting relationships and gain our intimate market knowledge. We have many clients who enjoy their dealings with us and consequently instruct our services over many years

Branched Out

Bury St. Edmunds

The growing desirability of the neighbouring leafy market town of Bury St. Edmunds – with the ancient abbey gardens at it’s core – made it a natural progression to branch out with the opening of a further office.

It was a significant milestone, elevating our operation from our single office to a networked agency.

Since expansion, Whatley Lane have now gained a strong market representation across the pleasing pastures of West Suffolk and East Cambridgeshire. We service all the property needs encompassing the many coveted picturesque rural villages beyond these two iconic towns, satisfying buyers and tenants alike.

Our team is not interested in being the biggest agency in the business, we believe in being one of the best real estate agencies, supported by our star-rated Google reviews.,

Central London Canope

Many Londoners’, seek a slice of the rural idyll with good infrastructure – fast connections, digitally via Zoom or physically, by rail and car. The circular flow of interest in both sales and lettings made our association with FW Gapp an obvious choice. Established in 1904 and based in Notting Hill, FW Gapp cover prime Central London giving clients access to a vast profile of tenants and buyers.

Examples of our exclusive collaboration include a Suffolk client who simultaneously sold through us both their pied-à-terre in town and their cottage in the country in order to relocate overseas; also a London customer who has purchased a country house in mid-Suffolk, which is now a short term let through our Bury St. Edmunds office.

Certain London landlords have benefitted from back to back letting of their properties in West London and renting through us in Cambridgeshire and Suffolk while relocating to work in the area. Likewise Suffolk residents with London property have since profited by our presence in the Capital.

The highly influential and experienced team at F.W. Gapp have under management over a thousand properties – principally in and around Notting Hill, Kensington and Holland Park, while stretching across London to Bermondsey and beyond to include prime properties in Hertfordshire and Surrey. They have expertise in sales, block management and redevelopment in these locations.

F.W. Gapp began by acting as block property managers for institutional clients, such as Liverpool Victoria. Over the years, they have grown in stature with an ever-increasing portfolio, having expanded the range of services they offer. They became the first estate agency to branch into vehicle branding with the F.W. Gapp London Taxi, for prospective purchasers to view the finest townhouses and apartments from the comfort of this chauffeured car service; thus setting a trend for estate agents.

In the 1990s, F.W. Gapp started working directly with property developers, becoming involved with the management of a property from inception to completion. Development. These sites have ranged from mansion blocks to converted commercial properties all over London.
